Here's exactly what you're signing up for.
Everything included, everything not included, and what we will and won't promise. No fine print anywhere else — this page is the whole thing. Serving Hillsborough County since 2003.
What it costs
First month 50% off — $37.50. Then $75/month, flat.
No contract. No sign-up fee, no cancellation fee, no minimum number of months. Cancel by phone, text, or email and we stop. You are never locked in.
What happens each month
One scheduled visit per month. That's the core program.
- A licensed technician visits once a month. Not a subcontractor, not a seasonal hire — a licensed applicator on our crew.
- Treatment matched to your grass type. St. Augustine, Bahia, Zoysia and Bermuda all want different things at different times of year. We adjust as the seasons move.
- A detailed email after every single visit. What we saw, what we applied, any problem areas we spotted, and what to watch for before we're back. In writing, every time.
- We watch for problems, not just apply product. Chinch bugs, fungus, irrigation issues, mowing damage — if we see it, it's in your email whether or not it's something we treat.
Unlimited callbacks between visits
See something you don't like? Call us. We come back out.
- No trip charge, no per-visit charge, no “we were already out there” surcharge. It’s a subscription — $75 is $75 whether we come once that month or four times.
- Spot treatments included.Ants before a birthday party, a weed patch that showed up after a storm, an area that isn’t greening up — call and we’ll come look.
- Call as often as you need. There’s no cap and no counter.
One honest caveat, so it’s never a surprise
Our technician decides whether a treatment will actually help. If you call us out and spraying won’t fix what you’re seeing, we’ll tell you that and explain what will — instead of applying product so the visit looks productive.
Sometimes the answer is “that’s irrigation, not fungus,” or “that spot needs three more weeks, not more nitrogen.” We’d rather give you a straight answer than spray your lawn to look busy. That’s the deal, and we’d rather you know it now than find out later.
What we don't do
Most of what people dislike about lawn companies is on this list.
- No contracts. Not 12 months, not seasonal, not auto-renewing terms. Month to month, always.
- No upselling. Your tech is not on commission and will not pitch you aeration, mulch, tree work, or a package upgrade at your door. If something genuinely needs attention it goes in your email and you decide.
- No surprise line items. The price on this page is the price on your card.
- No cancellation runaround. Tell us to stop and we stop. No retention script, no “let me transfer you.”
- No promises we can't keep. See the next section — we mean that literally.
What we can and can't promise
This is the part most companies leave vague. We'd rather be straight with you.
WHAT WE GUARANTEE
- A licensed applicator on your property every month
- A written record of every visit, emailed to you
- Unlimited callbacks at no additional charge
- The price stays $75/month unless we tell you in advance
- You can cancel any time, for any reason, at no cost
WHAT WE WON’T CLAIM
- That your lawn will look a specific way by a specific date
- That fertilization alone fixes every problem
- That results are the same for every property
Why we won’t guarantee a result
A lawn responds to grass type, soil, shade, irrigation coverage, mowing height, foot traffic, pests, and weather — and to how far gone it was when we started. We control the treatment program. We don’t control your sprinkler heads or a July drought.
What we can tell you:we’ve turned lawns around in this county since 2003, and after the first visit we’ll give you an honest read on yours. If we don’t think we can fix it, we’ll say so — before you’ve paid us for months of trying.
Licensed, and here's the proof
Florida requires a license to apply lawn and ornamental pesticides commercially. Plenty of operators skip it. We don't.
- Licensed applicators — every tech who treats your property holds the required certification, not just the owner.
- Insured — coverage details available on request.
- Over 20 years in Hillsborough County— we’re not going anywhere, and our name is on the truck in your neighborhood.

Common questions
- How long before I see a difference?
- It depends what we're starting with. A lawn that's simply under-fed usually shows color change within a few weeks. A lawn with an active pest problem, a fungus, or an irrigation gap takes longer, because the cause has to be fixed before fertilizer can do anything. We won't give you a date. What we will do is tell you at the first visit what we think is actually wrong and roughly how long it should take.
- Do I need to be home?
- No. We treat the lawn and email you the report. Just make sure gates are unlocked and pets are inside on your service day — we'll let you know the schedule.
- Is it safe for kids and pets?
- Products are applied at label rates by a licensed applicator. Every product has its own re-entry interval, usually until the application has dried, but it varies by what was used. Your tech will tell you the specific re-entry time for whatever was applied that day, and it's written in your visit email so you don't have to remember it.
- What if it rains right after you treat?
- Depends on the product — some need to be watered in, so rain helps. If a treatment gets washed out before it can work, call us and we'll come re-apply. That's what the unlimited callbacks are for.
- What if I want to cancel?
- Call, text, or email. We stop. No fee, no notice period, no final invoice, no retention pitch. If you come back later, you come back later.
- Do you do pest control and irrigation too?
- Yes — insect control and irrigation are separate services. We're not going to pitch them at your door. If we see something on your property that falls under one of them, it goes in your visit email and you decide whether to ask about it.
- Can the price change?
- If it ever does you'll hear it from us in advance, in writing — and since there's no contract, you can leave the same day. We're not going to quietly raise it and hope you don't notice the card statement.
